If you're shopping for value in the GTA, Durham is where the numbers point. In July 2026 it was both the most affordable of the region's big markets and the fastest-moving — homes sold quickly and close to asking.

Durham recorded 725 sales in July at an average price of $834,312 — roughly $170,000 below the GTA-wide average of about $1.00 million. With 1,719 new listings and 2,579 active listings, the region carried just 3.4 months of inventory, the tightest of the GTA's major regions (the GTA overall sat at 4.6). That tightness shows up in the pace: homes took an average of 27 days to sell and fetched 98 per cent of asking, both stronger than the broader market.

What it means for you

Durham rewards buyers who can move quickly — competition is real and homes don't sit long. For sellers, well-presented listings are still drawing near-asking offers. Choosing the right city for your budget is where the biggest gains hide: the spread from Oshawa to Pickering is close to $260,000 on the average sale, so the same budget buys a very different home depending on where you point it.
