Halton is the most expensive of the regions we track, and in August it was also the steadiest. Its benchmark price has fallen less over the past year than Durham's, Peel's or the GTA's. The homes that have held up best are the detached houses that most Halton buyers are after.
We counted 555 sales in Halton that went firm in August, with a median price of $965,000 and an average of $1,115,811. A year earlier it was 625 sales at a median of $1,020,000. Some late-reported August sales are still arriving, so treat the count as a floor. The typical home sold for 97.0 per cent of asking after a median of 28 days.
The MLS® Home Price Index, which prices a typical home the same way every month, puts Halton's composite benchmark at $960,100, down only 3.0 per cent on the year. That compares with −4.6% in Durham, −5.2% in Peel and −4.5% across the GTA.
Detached homes held up best
Halton's single-family detached benchmark is down just 3.4 per cent. Semis and other attached homes are down 4.9 per cent, townhouses 5.5 per cent and apartments 5.2 per cent. Burlington's attached homes have barely moved (−1.7%), while Halton Hills apartments fell the most (−9.1%).

Milton was the quickest market in Halton, selling in a median of 22 days. Burlington has the least supply, at just over three months. Oakville is the most expensive and the slowest (32 days, 4.3 months of supply), yet its benchmark is down only 3.1 per cent. At the top end, sellers are waiting rather than cutting. Halton Hills has the most supply relative to sales outside Oakville.
What it means for you
If you're selling a detached home in Halton, prices have held up better than almost anywhere else in the GTA. In Oakville especially, be ready for a longer sale. Buyers at that price are careful and take their time.
If you're buying, Halton is not where the discounts are. The bigger reductions are in its townhouses and condos, and in Halton Hills apartments in particular. Buying a detached home in Milton or Burlington means competing in markets with less than four months of supply.
Averages across a region this varied can only say so much. A lakefront Oakville home and a new Milton subdivision sit in the same statistic. The number that matters is what homes like yours have sold for nearby, and that's the analysis we do for every client.
