Halton has held its value better than any of the other big GTA regions, and October added to that. Its composite benchmark rose from September, and Burlington's is now a little above last year's.
TRREB reported 592 sales in Halton in October at an average of $1,138,684 and a median of $953,750. Homes sold for 96 per cent of asking in 34 days on average. By our own count, 586 Halton homes went firm this October against 705 a year earlier, a drop of about 17 per cent. Fewer homes are selling, but prices are holding.
Halton's composite benchmark was $966,000, down just 1.1 per cent on the year and up 1.4 per cent from September. Detached homes are down only 1.0 per cent, semis and freehold towns 2.9 per cent, condo townhouses 4.4 per cent and condo apartments 6.6 per cent.

Burlington is the tightest market in Halton, with 3.6 months of inventory. Its composite benchmark is up 0.3 per cent from a year ago, and its detached homes 1.3 per cent. Oakville's detached and semi benchmarks are also slightly above last year's, but homes there take the longest to sell (37 days) and sell for the least against asking (95 per cent). Milton and Halton Hills look more like the rest of the GTA, down about 4 to 5 per cent.
Why so many listings didn't sell
By our own count, about 900 Halton listings ended in October without a sale, and so far about six in ten have been relisted.
What it means for you
If you're selling a house in Burlington or Oakville, prices there have held up better than almost anywhere in the GTA. Buyers are still careful, though, and homes take a month or more to sell, so price to the recent sales.
If you're buying, the most room is in Milton and Halton Hills, and in condos across the region, where prices are down 4 to 8 per cent on the year.
If you're an investor, Halton condo apartments are down 6.6 per cent on the year and about 19 per cent from three years ago. Check rents against today's prices.
