Halton is still the steadiest of the five big GTA regions on price: its benchmark has fallen less over the past year than Toronto's, Peel's, Durham's or York's. But steady prices don't mean easy sales. Halton buyers negotiated harder in September than buyers anywhere else in the GTA.
TRREB reported 502 sales in Halton in September at an average of $1,139,025 and a median of $982,500. Homes sold for 96 per cent of asking on average after 33 days. By our own count, 496 Halton homes went firm this September against 582 a year earlier, a drop of about 15 per cent.
The MLS® Home Price Index put Halton's composite benchmark at $953,100, down only 3.4 per cent on the year. That compares with −3.8% in Toronto, −4.8% in Peel, −5.2% in Durham and −6.5% in York. The detached benchmark is down 3.6 per cent.

Detached homes in Oakville and Burlington have barely moved, down about 3 per cent. Townhouses fell more over the year, but in September they rose about 3 per cent from August in Burlington, Oakville and Halton Hills.

Burlington is the tightest market in Halton, with 3.6 months of supply, and its new listings sold at the highest rate (46.1 per cent). Oakville has the most supply, at 4.9 months. Halton Hills sold fastest, but at the deepest discount, 95 per cent of asking.
What it means for you
If you're selling, Halton prices have held better than in any other big GTA region. But buyers expect a negotiation: the average home sold at 96 per cent of asking, which means about $44,000 off a $1.1 million list price. Build that into your plan, or price closer to the market from the start.
If you're buying, don't expect the discounts you'll find in York or Peel on detached homes in Oakville and Burlington. Do expect to negotiate, especially in Oakville, which has the most supply.
If you're an investor, Halton apartments have held up better than most of the GTA, with Burlington down only 4.4 per cent. That's a steadier asset, but at a higher entry price, so the rental yield math matters even more.
