Peel looked a lot like the GTA as a whole in October: fewer sales than a year ago, prices still lower, and buyers taking their time. Within the region, Brampton is moving faster than Mississauga, and Caledon is the slowest.
TRREB reported 1,017 sales in Peel in October at an average of $898,431 and a median of $831,000. Homes sold for 97 per cent of asking in 33 days on average. By our own count, 961 Peel homes went firm this October against 1,071 a year earlier, a drop of about 10 per cent.
Peel's composite benchmark was $858,800, down 4.6 per cent on the year and about 17 per cent below three years ago. Detached homes are down 5.2 per cent, semis and freehold towns 3.8 per cent, condo townhouses 6.5 per cent and condo apartments 9.0 per cent.

Brampton sold fastest and closest to asking, at 98 per cent in 30 days. Its composite benchmark is about 19 per cent below three years ago, and its condo apartments 26 per cent. Mississauga has held its value best this year (−3.9%). Caledon has the most supply in Peel (6.5 months) and the biggest drop in detached prices, 8.1 per cent.
Why so many listings didn't sell
By our own count, about 1,790 Peel listings ended in October without a sale, and so far just under six in ten have been relisted.
What it means for you
If you're buying, Peel's prices are well below where they were three years ago, especially in Brampton and Caledon. Caledon detached homes have fallen the most over the past year, and sellers there are waiting longer.
If you're selling in Brampton, well-priced homes still sell in about a month at close to asking. In Mississauga and Caledon, expect to wait longer and to price to the most recent sales.
If you're an investor, Peel condo apartments are down 9 per cent on the year, and Brampton's about 10 per cent. Check rents against today's prices, not last year's.
