Peel has given back more of its pandemic-era gains than any other GTA region. Its benchmark price is 18.6 per cent below where it was three years ago. In September, though, its buyers kept showing up.
TRREB reported 936 sales in Peel in September at an average of $906,719 and a median of $855,000. Homes sold for 97 per cent of asking on average after 35 days. By our own count, 939 Peel homes went firm this September against 984 a year earlier, a drop of under 5 per cent. That's the smallest drop of the five big GTA regions.
The MLS® Home Price Index put Peel's composite benchmark at $864,300, down 4.8 per cent on the year and 18.6 per cent below three years ago. Detached homes are down 5.5 per cent, townhouses 6.8 per cent and apartments 8.1 per cent.

Mississauga was the busiest city in Peel and held its value best (−3.8%). Brampton sold quickest, at 32 days, but its apartment benchmark is down almost 12 per cent in a year, one of the largest drops in the GTA. Caledon remains a buyer's market: 6.6 months of supply, 41 days to sell, 95 per cent of asking, and a benchmark down 7.4 per cent.
What it means for you
If you're buying, Peel offers a bigger discount from three years ago than anywhere else in the GTA. Brampton condos and Caledon detached homes are where buyers have the most room to negotiate.
If you're selling, sales are holding up, but at today's prices. Homes priced at this fall's comparables are selling in about a month. Homes priced at 2023's levels are not.
If you're an investor, Brampton apartments at a benchmark of about $407,000 are among the lowest entry points in the GTA, after a 12 per cent fall. That cuts both ways. The price is lower, but the trend hasn't turned yet. Underwrite on today's rents.
