City of Toronto Market Snapshot, October 2026 — the east end keeps selling over asking

The Renavu Team · Royal LePage Ignite Realty · From TRREB's October 2026 Market Watch and the MLS® Home Price Index

The City of Toronto had another uneven month. Downtown condos are still the slowest part of the market, while the east end keeps selling at or above asking. Overall, prices are below last year, but the benchmark held flat from September.

E02 also had the least supply in the city, at 2.3 months. Sales, median, average days on market, months of inventory and sale-to-list from TRREB's October 2026 Market Watch. Benchmark is the October 2026 MLS® HPI composite. District names are a general guide.

Scarborough's prices fell more than the city's. Every district from E04 to E11 is down more than Toronto's 3.6 per cent, and E08 and E06 the most, about 9 per cent. Homes still sell close to asking, though: E06 at 101 per cent and E07 at 100 per cent. Condos and condo townhouses have dropped hardest. Condo townhouses in E11 are down 15.4 per cent, and condo apartments in E10 and E11 about 12 to 13 per cent.

Why so many listings didn't sell

By our own count, about 3,600 Toronto listings ended in October without a sale, and so far about six in ten have been relisted.

What it means for you

If you're selling a house in the east end, you're in the strongest part of the city: priced right, homes in E01 to E03 are selling quickly and at or above asking. Condo sellers face a lot of competition, so the price has to be sharp from day one.

If you're buying in Scarborough, prices are 5 to 9 per cent below last year, more than the city average. That's the most room you'll find on houses within the city. Expect competition for well-priced homes in E06 and E07.

If you're an investor, Toronto condo apartments are down 7 per cent on the year and there's plenty of supply downtown. Rents, not a rebound, should make the case.
