Ask what a house costs in Whitby and you will get a number for the whole town. It is not a useful number. Over the past two years a four-bedroom detached home sold for a median of $1,195,000 in Rural Whitby and $838,000 in Downtown Whitby.
Same bedroom count. Same house type. One municipality. $357,000 between them — a 43% difference that is location and very little else.
Every Whitby neighbourhood, same house
Below is the median sold price of a four-bedroom detached home in each Whitby community with at least 25 sales, from August 2024 to September 2026. 898 sales in total.
The reason we fixed the bedroom count is that a plain neighbourhood comparison mostly measures what each area happens to contain. Downtown Whitby holds more small semis; Brooklin holds more new four-bedroom detached. Compare all homes and you learn about the housing stock. Compare the same house and you learn about the address.

The part that surprised us: competition runs opposite to price
Look down the "% of asking" column. Three neighbourhoods finished above their asking price on average — Lynde Creek at 101.6%, Williamsburg at 100.9%, and Downtown Whitby at 100.2%. Two of those three are the cheapest neighbourhoods on the list.
Now look at the top. Rural Whitby averaged 98.4% of asking and took a median of 22 days to sell — nearly double every other community here. Brooklin, the second most expensive, averaged 98.2%.
So the pattern is the reverse of what most people assume. At the affordable end of Whitby you are competing. At the expensive end you are negotiating. A buyer at $850,000 in Lynde Creek should expect to bid over and be ready for it. A buyer at $1,200,000 in Brooklin has room to make an offer below asking and time to think about it.
For a seller the same fact reads differently. If you are in Lynde Creek or Downtown Whitby, pricing slightly under the comparables is a strategy that the evidence supports — the bidding closes the gap. If you are in Rural Whitby or Brooklin, it mostly is not, because the buyer at that level is not in a race.
Half of every neighbourhood sold outside the middle number
The "middle half of sales" column is the honest counterweight to a median. In Lynde Creek the median is $900,000, but the middle half of sales ran from $820,000 to $1,099,000 — a $279,000 band. A quarter of Lynde Creek sales landed below $820,000 and a quarter above $1,099,000.
That is not noise in the data; it is the data telling you that a neighbourhood median cannot value your specific house. Frontage, condition, whether the basement has a separate entrance, which street, whether it backs onto anything — all of that lives inside the range. The median tells you which ballpark. It does not tell you where in the stands you are sitting.
How this was calculated
898 Whitby sales from the TRREB feed, August 2024 to September 2026, filtered to detached homes with exactly four bedrooms. Communities with fewer than 25 sales in that cohort are not shown, because a median from a dozen sales is a number rather than a fact.
We used medians rather than averages for price and days on market, and excluded records with a list price under $1,000. The raw feed contains a small number of records carrying a placeholder asking price of one dollar, and one of those is enough to turn an average sold-to-asking ratio into nonsense. The mean bedroom count in every one of the ten communities above is exactly 4.0, which is the check that the control actually worked rather than a hope.
One thing we tried and did not publish. This analysis began as a different question: does finishing a basement add value in Whitby? On the raw numbers, homes with a separate-entrance basement led the field at $1,050,000. Controlled for bedroom count, that same group finished last at every bedroom count — the apparent premium was entirely explained by those homes simply having more bedrooms. It is a textbook case of Simpson's paradox, and had we not checked, it would have been published as a finding. We mention it because the same trap is behind a great many confident claims about what renovations are "worth", and because the basement question deserves a better answer than we can currently give it: the TRREB feed carries a year built on only 68 of 3,208 Whitby records, so we cannot separate the basement from the age of the house.
