York Region has the biggest year-over-year price drop in the TRREB area. It also has more homes for sale than any of the other big GTA regions, so buyers have both time and choice.
TRREB reported 1,038 sales in York in October at an average of $1,142,789 and a median of $1,050,000. Homes sold for 97 per cent of asking in 33 days on average. By our own count, 1,008 York homes went firm this October against 1,079 a year earlier, a drop of about 7 per cent.
York's composite benchmark was $1,071,700, down 6.8 per cent on the year and about 17 per cent below three years ago. Detached homes are down 6.5 per cent, semis and freehold towns 5.3 per cent, condo townhouses 10.3 per cent and condo apartments 9.3 per cent.

Why so many listings didn't sell
By our own count, about 1,930 York listings ended in October without a sale, and so far about six in ten have been relisted. With five months of supply, buyers can compare, and a listing priced above the recent sales tends to sit.
What it means for you
If you're buying, York gives you the most choice of the five big GTA regions and the biggest discount from last year. Condo townhouses and condo apartments have dropped the most.
If you're selling, you're competing with five months of supply. Price to this month's comparables. In Markham and Newmarket, where supply is lower, well-priced homes still sell in about a month.
If you're an investor, York condo apartments are down 9.3 per cent on the year and about 22 per cent from three years ago. Work from today's rents and carrying costs.
