York Region has had the biggest price reset of the five big GTA regions over the past year. It also has the most homes for sale relative to how many are selling. For move-up buyers who were priced out of York two or three years ago, that's the headline.
TRREB reported 893 sales in York in September at an average of $1,136,650 and a median of $1,043,000. Homes sold for 97 per cent of asking on average after 38 days, the slowest of the five big GTA regions. Only 35.8 per cent of new listings found a buyer. By our own count, 888 York homes went firm this September against 1,028 a year earlier, a drop of about 14 per cent.
The MLS® Home Price Index put York's composite benchmark at $1,080,400, down 6.5 per cent on the year and about 18 per cent below three years ago. The detached benchmark is $1,329,800, down 6.4 per cent.

Apartments have taken the biggest hit: down 14 per cent in Aurora and 12 per cent in Richmond Hill and Newmarket. Newmarket also fell the most overall (−9.0%) and dropped 3 per cent in September alone. In Markham, townhouses rose almost 5 per cent from August, although they're still 6.6 per cent below last year.

Markham is the busiest and tightest city in York: the most sales, the least supply (4.1 months), and the most new listings that sold (40.5 per cent). Vaughan took the longest to sell, at 42 days. At the top end, King has more than 11 months of supply and sold at 94 per cent of asking. That's a buyer's market in every sense.
What it means for you
If you're a move-up buyer, York's reset works in your favour. A detached home in Markham is about $86,000 below last September's benchmark. With five months of supply and homes averaging over a month on the market, you have room to negotiate on price and conditions.
If you're selling, you're competing with more listings, relative to sales, than in any other big GTA region. Markham sellers are in the best position. In Vaughan, Richmond Hill and King, price to the market from day one, because buyers can see what else is available.
If you're an investor, York apartments are down 8.8 per cent on the year, and as much as 14 per cent in Aurora. Purchase prices are lower, but make sure the rent covers today's carrying costs before counting on appreciation.
