Prices include HST, and the builder's price lists show up to about $106,000 coming back if the enhanced HST New Housing Rebate becomes law and the buyer qualifies — buyers should confirm with their lawyer. On 36′ homes the deposit is currently $100,000 instead of $125,000. The Rose and the Mulberry are also offered with a finished basement (extra bedroom, 3-piece bath, rec room and wet bar). All homes close Fall 2027.

Whitby Meadows is a master-planned Great Gulf community in central Whitby, west of Coronation Road between Taunton Road and Des Newman Boulevard, next to a stormwater pond, open space and a planned district park. The current Encore release offers detached homes in two collections: 36′ lots (6 models, 3–5 bedrooms, about 2,025–2,840 sq ft) and 40′ lots (6 models including the Glacier bungaloft, 3–4 bedrooms plus lofts, about 1,930–3,280 sq ft). Homes are built with Great Gulf's H+ME Technology and are designed to ENERGY STAR standards, with 9 ft main floor ceilings, hardwood on the main floor and upper hall, and quartz kitchen counters. Prices start at $1,105,990 with HST included, and all homes close in Fall 2027.
